Tampa Bay Rental Market Mid-Year Update — July 2026

7 min read Tampa Bay, FL

Halfway through 2026, Tampa Bay's rental market is showing resilience despite national softening trends. Vacancy rates remain tight in Hillsborough County's suburban corridors, while Pinellas County coastal rentals are commanding premium rates. Here's the data every Tampa Bay landlord needs right now.

Six months into 2026, Tampa Bay's rental market continues to outperform national averages — but the dynamics have shifted meaningfully from the frenzied pace of 2022–2024. Understanding where the market stands today is essential for pricing your rental correctly and making smart investment decisions for the second half of the year.

The Big Picture: Tampa Bay vs. National Trends

Nationally, rental markets in many Sun Belt metros have softened as a wave of new apartment supply delivered in 2024–2025 absorbed demand. Tampa Bay has been partially insulated from this trend for two reasons:

1. Single-family rental demand remains strong. The new supply surge was concentrated in large multifamily developments. Single-family homes and small multifamily (2–4 units) continue to see tight vacancy and strong rent growth. 2. Population growth continues. Hillsborough County added approximately 25,000 new residents in 2025, and net migration into the Tampa Bay area remains positive heading into 2026.

Hillsborough County Rental Rates — Mid-Year 2026

Single-family homes (3BR/2BA):

  • Brandon / Riverview: $2,100–$2,450/month
  • Wesley Chapel / Lutz: $2,200–$2,600/month
  • South Tampa: $2,800–$3,500/month
  • Apollo Beach / Sun City Center: $1,950–$2,300/month
  • Plant City / Valrico: $1,750–$2,100/month

Multifamily (2BR/1BA):

  • Tampa urban core: $1,600–$2,000/month
  • Brandon / Riverview: $1,450–$1,750/month
  • Wesley Chapel: $1,550–$1,850/month

Vacancy rate: Approximately 5.2% for single-family rentals in Hillsborough County — well below the national average of 6.8%.

Pinellas County Rental Rates — Mid-Year 2026

Single-family homes (3BR/2BA):

  • St. Petersburg (waterfront adjacent): $2,600–$3,400/month
  • St. Petersburg (inland): $2,100–$2,600/month
  • Clearwater: $2,200–$2,800/month
  • Largo / Seminole: $1,900–$2,300/month
  • Dunedin / Safety Harbor: $2,100–$2,600/month

Pinellas County continues to benefit from limited land availability — there is simply very little room for new construction, which keeps supply constrained and supports rental rates.

Manatee County Rental Rates — Mid-Year 2026

Single-family homes (3BR/2BA):

  • Lakewood Ranch: $2,400–$3,000/month
  • Bradenton (established neighborhoods): $1,900–$2,400/month
  • Palmetto: $1,700–$2,100/month

Lakewood Ranch remains one of the strongest rental markets in the region, driven by its top-rated schools, master-planned amenities, and continued commercial development.

What This Means for Your Rental Strategy

If your property is currently occupied: Review your lease renewal pricing against current comps. Many landlords who signed 2-year leases in 2024 are now underpriced by $150–$300/month. A professional rent analysis at renewal is essential.

If your property is vacant: Price to the current market, not to what you charged the last tenant. Overpricing by even $100/month can add 3–4 weeks to your vacancy — which costs more than the extra rent would have earned.

If you're considering a purchase: Single-family homes in the $350,000–$500,000 range in Brandon, Riverview, and Wesley Chapel are generating the strongest cap rates in the Tampa Bay market right now.
